Development opportunities

Integral to the actual railfreight terminal are 24 acres of land that are available for development within two separate plots. The sites are available to purchase so that occupiers are able to provide buildings specifically designed for their own distinct needs.

Site 1 comprises of a 5.5 acre (2.23 ha) plot of land immediately adjoining the newly constructed terminal and is capable of accommodating up to 90,000 sq ft. As well as a sale of the site for development, consideration will also be given to any leasehold opportunities that would require proximity to the rail terminal.

Site 2 comprises of an 18.79 acre (7.6 ha) plot located off Hortonwood 37. Although the site is not directly associated with the railfreight terminal there is opportunity for the site to be served by a dedicated railhead. Furthermore, the site can be readily accessed by road. The site is capable of accommodating a standard warehouse facility of 400,000 sq ft.

Planning consent is not in place for either site although we have been advised by the Local Planning Authority that development for B1:b&c (Light Industrial), B2 (General Industrial) and B8 (Storage and Distribution) will be favourably considered. In both instances, uses that would benefit from direct access and/or operational use of the railfreight facility would be particularly encouraged.

Both development sites fall within the Transport and Works Act Order project envelope which provided planning legitimacy for the development of the terminal itself.

Site 1 will be served by a 500kBA sub station, mains water supply and foul water drainage connection. Site 2 is currently in-service, although we are advised that all mains services are available within close proximity to the site boundaries.
